Limited Reports

This style of report is suitable for a building that is not compatible with the service of a Homebuyer Report and Valuation, but where the client does not require the detail of a Building Survey, or a full Building Survey is not appropriate. It provides an economic alternative to a full Building Survey. The inspection and report is restricted to the main elements of construction, often the walls, roof and floors, but it may also include specific areas which the client finds of concern. These would all be agreed prior to our inspection.

Where the client is particularly concerned about one aspect of the property, we can prepare a report limiting our observations to that problem. We can, for example, report upon the extent of subsidence or structural movement to a building where this alone is of concern.

We can also provide a range of other specialist reports, including:

  • Schedule of Condition prepared to record the condition of the property at the commencement of a full repairing lease.
  • Schedule of Dilapidations prepared during the currency or termination of a lease.
  • Building Defects Report prepared to establish the quality of building works in connection with a dispute with a contractor.
  • Boundary Report to establish the position of property boundaries, often in connection with a dispute between neighbours.
