Sometimes it’s the value of the property you are seeking – not it’s condition.  We provide Valuation Reports for all types of purposes and for all circumstances.  Here are examples of circumstances where a valuation would be necessary:

  • Buying or selling a property where you already know the overall condition but want advice upon its value
  • Tax, litigation and legal reasons
  • Matrimonial, probate and family reasons
  • Mortgage, insurance, lease extension or freehold enfranchisement
  • For secured lending purposes, including stage payments and raising capital
  • Historic valuations and valuations for business rate appeals
  • Valuations for mergers and acquisitions and for property holdings.

We can value most types of real property including residential and commercial properties, retail, industrial, warehouse or development land.  We can provide appraisal for valuation purposes of a development or modification of a property.

Going concern valuations can be provided upon public houses, doctors’ surgeries, dental practices, veterinary surgeries, care homes and any form of commercial property normally sold as a trading entity.

Valuations for different forms of tenure can be provided, reflecting particular restrictions. For example, long leasehold flats; let property as an investment, often with historic rents which cannot be reviewed for some time; sale leasebacks, lifetime tenancies and all forms of rental valuations.

A valuation does not include a comprehensive report upon the condition of the property and so if you are concerned about its condition, then a more detailed survey report would be appropriate (see ‘Which Survey’).
